Types of Real Estate
Investment
There are three real estate investment options
in different real estate sectors
Real estate can be defined as a property that constitutes developed and
undeveloped land and buildings along with the use of natural resources of the land and its related activities that
include flora and fauna, water, cultivating land, livestock, farming, etc. Simply put, real estate is a type of
immovable and real property that deals with land and its related aspects.

Since real estate is included in asset classes, its value and demand appreciates
over a period of time. In case of investment real estate guarantees good return on
investment (ROI) and capital appreciation. But what are the
different types of real estate investment? Let us take a look at different real estate investment
options.
Land Development
All the real estate properties need land to flourish. Therefore, buying land and either leasing it for
development or selling it when its value appreciates would definitely yield high ROI. If you buy/invest in a land
in proximity to a prime location, busy area or a site that is prospective for future development, handsome returns
are ensured for sure.
Property
flipping is another commonly used term in real estate. When an investor buys a land from the owner,
retouches it and then sells it further either in slots or all at once is known as property flipping.
Rental Property
While some real investors buy land, develop it and then put it on lease, some may
only develop spaces and then rent it out to various real estate sectors. These sectors include:
• Residential – Single
family and multi-family homes
• Commercial – Offices, Coworking Spaces, Malls, Retail Stores, Healthcare
centres, Hotels, Garages, etc.
• Industrial – Research, Production, Storage and Distribution
Buildings
Real Estate Investment Trusts (REITs)
REIT can be defined as an organisation or a company that owns and operates
yielding real estate. This company comprises a group of people pool their money and introduce a new corporation to
invest in more properties. These REITs may consist of a portfolio of residential, commercial and industrial real
estate options or may also include a combination of all three.
To sum it up, we can say that Russel Sage rightly said, “Real estate is an imperishable
asset, ever increasing in value. It is the most sold security that human ingenuity had devised. It is the basis
of all security and the only indestructible security.”
